Hi friends.I don't usually give reviews and some are bad ones .So, it is nice to give a good review.I have known Susan Banks since 2019. She helped me find and buy land on Stillhouse Hollow lake. After several other realatores did little to nothing to help me. She found me the land that I wanted fast . She is such and nice and hard working person. She was in constant contact with updates to me. In 2023 .I contacted Susan to sell some land for me that I had no success selling on my own.She was able to find me a buyer for a good price within a month and help me close on the land right away. If you are buying or selling a house, land etc.. Susan was amazing to work with when buying my home. Being self employed and having little time to spare she worked around and with my schedule. She was super knowledgeable about all of my questions that I threw at her.

Susan, is a delight to my heart. We met her online and she went right to work. We had to be out of our apartment quickly and she found the house we now own within 24 hours. She kept communication with us during the whole process. When she met us she was aware and kept all the current government safety protocols: mask, distancing. We texted each other, emailed, called, visited. 
I like to tell good news.

Susan was an all-star agent. We read some of her previous reviews, but we were blown away with her presentation, market analysis and how she wanted to approach the sale. She quickly engaged with the home, staging, photos, flyers, and within a week, we were in a contract, amazing!!!.  I have worked in the past with other agents, and she is by far, the best agent I have ever work with. Susan is very knowledgeable of the market trends; she has done her homework. Susan remained communicated often, leaving all fears of the unknown behind. From the moment we met, Susan was always looking out for my best interest, and counseled me in each decision we had to make throughout the whole process; we never felt alone. We first met Susan when we were trying to buy a house and we came across her profile, after talking to her we knew she was going to be great and help us. 
She really did, we started looking in may and with covid it was really hard, she made sure to send us all the new listings and help us find our perfect home with our budget. Our budget was small and she made it work!

What an interesting time to sell a home. The middle of COVID, I didn't know where to go. I found Susan online, as well as a few other realtors I contacted as well. After talking to Susan though, we knew she was the right choice for us.

What was important for us was met every time. We certainly were not the easiest to work with I'm sure, as I have a bit of a stubborn streak. But regardless, she made it happen every time. 

With Susan's help, we managed to have 10 offers on the first day, most 5k+ above asking, which in my market is amazing. We closed on time, and she was there the entire way to help.

When searching for a realtor, I selected and interviewed four area realtors. One did not show up for the appointment. Of the remaining three, Ms. Banks was definitely the most professional. Her appearance and manner were superlative. She seemed to know her business and talked with authority and professionalism. She walked with me from room to room and made some very helpful suggestions. I chose her because she was very helpful and knowledgeable.

     I talked with each realtor in January, knowing that I would not sell till April. I wanted to have plenty of time to react to their suggestions. Before I was ready to sell, I wanted to hear their advice and opinions about what I could do to improve the probability of a quick sale. I had a buyer within 28 hours thanks to Ms. Banks. It would have sold sooner, but she expertly advised me to hold out for a better offer.

     Ms. Banks was above the rest and gave me good advice. I took many of her suggestions and incorporated them into my preparation for selling. I highly recommend Ms. Banks to anyone who wants to sell their house in a timely manner. She’s the best!

We found Susan from a house she had listed on Zillow. She was very quick to respond and didn't slow down a bit. We were living overseas when we began this process, so time zones were a real challenge. Susan set up a web page for us to view houses and leave comments. This made the process so easy. When we finally arrived in Texas Susan had lined up some of top choices to view. She took it in stride when we added things last minute and ended up going back to the other side of town. It didn't take long for Susan to realize whet we needed in a home. Susan walked us through every step of the process and was very helpful when we needed to change the closing date based upon when we would be returning to Texas. She has even check on us a few times since closing!  I feel like we have more than a Realtor in Susan, we have found a friend!
